 Different Prices for Different Home Inspections

I do not believe that one type of inspection meets the needs of every person seeking a home inspection. For example, a seller typically has an entirely different set of needs than a buyer, as does as investor who’s planning on gutting and renovating a home. Therefore, Cape Coral Home Inspections offers different inspections to meet those differing needs, all at different prices, and all providing different information. Anyone needing a property inspection in the Cape Coral, Lehigh Acres and Ft. Myers area can find something that meets their needs at a price they can afford. Simply pick the inspection that’s right for you. 

If you already have had an inspection in Ft.Myers, check your email to determine which type of inspection I did for you at your request or that of your Realtor. My most popular inspections are discussed below, as well as their starting prices; note that they are “starting prices” and are dependent upon several factors, most commonly the type of property (condo, house, etc.), size of property in square feet, and zip code.

Preferred Home Inspection

This is my most popular inspection for new home buyers and seasoned buyers . It is suitable and recommended for all types of properties. The inspection report is in a narrative format that is more detail orientated with embedded pictures and illustrations where appropriate.

 


Damage and “minor” defects (note that cosmetic damage and “minor” defects are determined solely by me and might differ from your opinion or from the opinions of third parties), common information about your home and, common maintenance and safety tips.


Major Mechanical Property Inspection
This inspection works best for investors or clients that do not want to spend additional money on a complete inspetion, just the "meat and potatoes" inspection and report. We look at the A/C, Roof, Foundation, HVAC, Electric, Plumbing that could cost large sums of money to repair or replace that can directly affect the bottom line.

Clients who might be unable to attend the home inspection itself or who might be involved in a rent-back situation with the seller or the seller’s tenants, or clients who will have tenants in the property prefer this type of inspection.
The inspection report is in a "Check Box" format with brief comments where appropriate

Photographs Only Inspection

This is a second options for investors or clients that prefer a "visual" inspection with edited comments below the appropriate photograph. This is similar to the Major Mechanical Inspection in scope, but without a narrative or check box  written format
Insurance companies prefer this format along with an investor that is renovating a property or a general handyman that is familiar with construction and is comfortable with his expertise to remodel the property.

Although I offer many different choices for my Clients, it is important that you choose wisely. I could easily offer only one inspection type, like 95% of home inspectors throughout the nation do.  However, I’m here to help you meet YOUR needs and goals in buying property. I change prices in response to third-party conditions over which I have no control (such as gas prices, insurance premiums, etc) Since I cover all of Lee County, prices will be higher for outlying areas.
