Realtor Home Inspection Check List

 

The following ten tasks will insure a better home inspection for your buyer/sellers, creating fewer negative observations in the inspection report. These minor but important tasks will help smooth the escrow process for all concerned.

 

I will inspect what is available and report such to the client. The home inspector can not inspect anything that is not accessible

 

1. Confirm that gas, electric, and water service are on, including the main gas and water shutoff valves, and the main electric circuit breaker

2. Confirm that gas, electric and water shutoff valves for individual appliances and components are on (furnace, wall/floor heaters, cook tops/ovens, sinks/toilets, etc.)

3. Confirm that all circuit breakers in the electric panels are on for circuits in use. The area in front of the panel should be cleared of stored items

4. Replace burned out light bulbs, screen windows, and screen doors

5. Have excessive storage and/or furnishings moved away from interior/exterior walls, particularly in the garage at the hot water heater and electric panel

6. Replace or clean dirty heating and cooling filters


7. Replace dead batteries in smoke and carbon monoxide alarms


8. Ensure that pets are secured or removed at time of inspection


9. Notify alarm services of the date and time of inspection

10. Ensure that the home inspector will have access to all areas and attic access. Locks should be removed or keys available

 

IMPORTANT: The home Inspector will not open gas or water valves, light pilot lights or gas appliances, activate electrical services that have been turned off, or cut locks open. The Client or their representative is solely responsible for ensuring that all utilities are turned on, that breakers are turned on, that all water and fuel valves are open, that all pilot lights are lit, that all rooms and crawl spaces are unlocked, and that components such as attics and panel boxes are accessible prior to the inspection

 

I try to accommodate all parties in the transaction, but I can not open a valve or plug in an outlet anymore because of past disasters that I was responsible for because I thought it would not create a problem. I have to assume the electric or water is turned off for a reason

 

Return visits because utilities were off, valves were off, pilot lights were not lit, or certain areas were locked or otherwise inaccessible will be subject to an additional fee starting at $100.00/hour ($100.00 minimum and additional travel charges may apply depending on distance)
